Residential purchase
HDB resale, private resale, new launch, and executive condominiums, each with the forms that apply.
We act on HDB resale, private apartments, landed homes, and commercial units. The file runs from the option to purchase through stamp duty, the bank, CPF, and completion.
A purchase or sale has a fixed sequence: option, exercise, title search, requisitions, stamp duty, mortgage papers, completion, and lodgement with the Singapore Land Authority. HDB resale adds HDB’s own forms and timelines. We keep that sequence on one checklist so you know which date is yours and which is the bank’s or the developer’s.
We read the OTP before you exercise. We search title and raise requisitions. We work with your bank on the mortgage and with IRAS on buyer’s stamp duty (and additional buyer’s stamp duty where it applies). At completion we attend to the transfer and the keys.
We prepare the sale documents, arrange discharge of the existing mortgage, and deal with CPF refunds where CPF monies were used. Sale proceeds are accounted for against the completion statement you approve.
HDB resale, private resale, new launch, and executive condominiums, each with the forms that apply.
Sale agreement, redemption, CPF refund, and completion attendance.
Office, shop, and industrial transfers, including tenancy schedules on the title.
Review, assignment, renewal, and subletting for landlords and tenants.
Discharge and new charge with the outgoing and incoming banks on the same completion.
Standalone searches and a written note of encumbrances for a buyer or an investor.
If HDB, the bank, or the other solicitor delays a step, we tell you the same day and what can still be done on your side.
Send the OTP or the draft sale agreement as soon as you have it. Early review is cheaper than fixing a clause after exercise.
